We aim to make our due diligence process as quick and easy as possible while also appropriately verifying various details about the property and ownership history to ensure it meets our acquisition parameters.
Our due diligence timeline varies depending on the complexity of the deal. In some cases, this can occur same-day. If we are currently purchasing a large number of properties, it may possibly take up to several weeks before we are ready to move forward. As long as the offer was accepted by the offer expiration date, the due diligence process usually should not impact the closing date.
Although we typically do not buy properties without good road access, sometimes we make exceptions. However, this will significantly impact the price we are able to purchase the property for, as it adds risk to our investment. When one or two people own a property and want to sell, it’s pretty easy. However, sometimes there is a death in the family, divorce, inherited property, trusts, etc. Since we purchase each property through a title company, they get all of the paperwork sorted out to enable a successful transaction. So don’t let a complicated ownership situation prevent you from contacting us!
We typically close several weeks after a) both parties have signed the purchase agreement, and b) we have completed our due diligence on the property and confirmed the decision to complete the transaction. If you accept the offer by the offer expiration date, we will close no later than the closing date listed in the agreement.
Nowadays, it is very common for title companies to handle remote closings. Many title companies can simply have you sign the closing documents through a secure online notary from anywhere that’s convenient for you. Other title companies can hire a notary near you to meet you at the location of your choosing and have you sign the closing documents. In either case, on the closing date, the title company will send you your sale proceeds. Of course, you can always visit the title company’s office for the closing if you’d prefer.
Since we close through a title company, we wire the purchase funds to the title company prior to the closing date. The title company will ask your preferred method of payment, and they will send the payment to you on the closing date. Common payment methods are wire transfer and cashier’s check.
We focus primarily on acquiring vacant undeveloped land to then bring to our following of land buyers. We may also facilitate some development/improvement work appropriate for the property such as adding a driveway, a minimal amount of tree clearing if necessary, utilities connections as applicable, etc. that can best facilitate the intended use for the land, be that development and building of a home, camping, hunting, or other potential uses based on the location and type of land.
