We ask that all of our Buyers do their own due diligence prior to purchasing any of our land. This means that the Buyer should do sufficient research to ensure they understand and will be satisfied with the property they are purchasing. The level of research necessary depends on the Buyer and the property, and it is solely the Buyer’s responsibility. Examples of methods for researching the property include calling the county, looking up the property on Google Earth, or visiting the property in person.

Payment Process

I’m ready to buy land. How can I complete the purchase?
The land advertised on our website can be purchased by selecting “Secure This Property." From there you will be able to input your card information to pay a $1k earnest money deposit and secure the property. Once secured, we will send you a purchase agreement via DocuSign and initiate the closing process through a reputable title company local to the property. How does seller financing work?
We provide the option for owner financing (also known as seller financing) with a down payment and recurring monthly payments on some of our properties in order to make the land more affordable. Contact us if you’re interested in purchasing a property this way.

What is your refund policy?
Making a purchase of real estate is a big decision that should not be taken lightly. Thus, while we provide the best information we can about each of our properties for sale, our buyers are responsible for doing their own due diligence before deciding to purchase.
The earnest money deposit paid at checkout is nonrefundable. The reason it is nonrefundable is because we take the property off the market, turn away other interested buyers, take our ads down from many different websites, generate contracts, etc.
After paying the earnest money deposit, the buyer will digitally sign a purchase agreement through DocuSign, and then the rest of the transaction will be handled by a reputable title company local to the property. Due to the permanent nature of real estate transactions and the deeding process, all payments made are nonrefundable.

If I buy a piece of land, how will I get the deed?
Once the closing process is initiated, the title company will handle the funds and deed transfer through their standard closing procedures. This process typically takes about 3 weeks.

What type of deed will I receive?
The deed type will vary depending on how we acquired the property, but in general, we typically use a General Warranty Deed, Special Warranty Deed, or Quit Claim Deed.

Condition Of The Property

How can I determine the condition of the land I’m interested in?
All of our land is sold in “AS-IS” condition, meaning that we are selling the land in whatever condition it currently exists. Thus, it is the Buyer’s responsibility to do their own due diligence prior to purchasing any of our properties.
